| Hi PeeJay This is a difficult one ... Make sure the Contact is a Legal one that has enforcible clauses in it - I am sure there is someone not too far away that can give you guidance on that ![]() Make sure you have a good inventory attached to and forming part of the contract. Consider a photographic inventory (to assist in proving condition of items at a later date when memories fade) References can be written in any way that is required, and may or may not be accurate. Bank Details might be ok, but many people looking may not have had a Bank Account here for too long. Employment Details, helpful to a degree, but many people, through no fault of their own will not have a Contract and therefor could be finished at any time, without notice. I really dont mean to be negative on this, but you could find a tenant apparently with all the right 'paperwork' that turns into a nightmare. On the other hand you could someone new to the Island working without a contract that will be the ideal one. Word of mouth and personal recommendations are the best things you can look for, I believe. This is only my opinion, however. ![]()

| I would also suggest a 'resident on the island' key holder, from past experience if bad tenants know you maybe are not here all the year round, they take advantage. I am sure you can find 2 guys who would be reliable key holders in the blink of an eye ![]() The inventory with photos is a must too. It always heads off disputes in advance ![]() Hope this helps ![]()

| i run an apartment management company as well, if that helps. to be honest, i don't think you'll get VERY far with asking potential tenants for references/bank statements etc. - it's too time-consuming on their part and as has been said before, it won't give you a guarantee that they will really be wonderful tenants. if things get too time-consuming for them (by having to provide all sorts of paperwork for you), they might look elsewhere. the most important thing is the inventory (and photographs as evidence can be essential, too, which is something i have started doing myself, too, now) - make sure you check every single item once your tenants move out and charge them accordingly if anything is missing or broken! unfortunately, even mature and decent looking people may turn out to be nightmarish tenants. you'll just have to take a risk but if you feel bad about somebody who is interested in renting your place, give it a miss and keep on looking! good luck! ![]() |

I tend to quiz people closely as to what exactly they do and what their sources of income are to judge if they will be good tenants (in the sense of paying the rent) ... and personally will not let to anyone involved in timeshare, holiday clubs etc (just a bugbear of mine, as they probably have more cash than average). If you use a Spanish agent, you are more likely not to have to pay a fee - the tenant does. pm me if you want an introduction to some agents who don´t charge the landlord. What rent will you charge - in case anyone reading the forum is looking for accommodation in that area. |

| Everything that has been said is good advice. Don't forget you need their NIE number or passport number for a contract - a copy of the documents would be better. Letting agents - to be honest won't really care who rents your place, at the end of the day they just want their 10 per cent of the rent every month. Vet prospective people yourself, its surprising how much you can find out about them by chatting as you show them round, its not really hard to ask how long they've lived here and what they do for a living, how long they've been working there etc. As for a key holder, well I don't know about that it doesn't take long for a lock to be drilled out if you have problems - I know just the man - eh Treble!!! |
