Sorry A. A SAC is an office known as Servicio de atención ciudadana, and many towns have them. They process some of the stuff you'd otherwise need to go to the town hall for. For example, anyone who lives in Los Cristianos can go to the Cultural Centre in the town rather than traipsing up to Arona Ayuntamiento.

The last time I tried to set up a DD in the Los Cristianos SAC with an authorisation they needed something extra, but I now cannot remember what it was. Sorry, but it was a while ago. The authorisation itself doesn't need to be notarized though.

Having said that, I'm struggling to think of a SAC in San Miguel which would save you going up to the town. Galletas is in Arona and Médano in Granadilla ... so I don't know where else you could go other than San Miguel itself.

The IBIs are probably payable in May/June in San Miguel, they are in most places other than Adeje, and yes there could be a penalty for late payment. It shouldn't be awful though.

The IBIs have to paid at the Consorcios offices near to the town halls and SACs but not in them -although I have a feeling upstairs in the cultural centre at Los Cristianos covers San Miguel as well but I may be wrong.

A quick update on this.

Family have returned and believe it or not they have bought, what I presume is the bill; back with them.

Top left appears to say that I can pay it voluntarily between 06/05/2009 and 20/07/2009 (bit damn late for that now) but for some reason it is in her name, all the other bills have been set up in my name, are we likely to receive one bill each for this for half the amount as the amount does seem to be lower than I expected? But the % is calculated as a % of the Base Liquidable


Listed on this are:

Valor suelo (Land value I believe)
Valor Catastral (Rateable value I believe)
Base liquidable (some sort of value that the % due is based on)

The amount due is 0.455% of the Base Liquidable....is this correct as I thought it was 0.45% of the Valor Catastral?

How is the Base Liquidable calculated, I'm blowed if I can work it out based on the figures on the, what I assume is a bill

Valor suelo is the land value, and the valor catastral is effectively the rateable value, calculated as a proportion of valor suelo and the built value. The base liquidable is the chargeable rate itself based on the result. To all intents and purposes, the catastral value and base liquidable are the same.

I don't see why you would have two bills, and wouldn't read anything into it coming in your other half's name. Ours come in my husband's name only even though all official records and the escritura record both our names.

Thanks Janet, I won't worry about two bills then.

If the catastral value and base liquidable are the same, to all intents and purposes; could you explain why the base liquidable is a little under half of the Valor Catastral as listed on this document ?

Can't be specific without looking at the paperwork, but the base liquidable is the amount the rates are charged on. It can diverge from the valor catastral after a local rating revision.
