That's how I heard it, and for that reason ... and because holidaymakers were supposedly repeatedly making a public nuisance of the complex. Hearsay, though, but the fine I heard was 30,000 Euros.

Yes that is usually the figure banded about and mostly it is scare tactics from residents or committees trying to prevent owners using their legitimate rights under the concession allowed for residentail complexes.

We were told the same in the early days and at that time it was based on 2 well known complexes in Los Cris.

I have never been able to establish any actual court details or judgements for these supposed cases.

Same way they would bill them for a blocked sewer I presume.

Sorry but I dont see that as the same ???

Yes a bill for works ie a blocked sewer seems in order (but not nice)

A fine for a breech of the law is another matter entirely IMHO. Surely there would have to be due process and a guilty verdict first... or maybe not

I don't know. You can only fight it in the courts.

lots of fines don't involve courts.

The trouble is that you're assuming UK processes, and it really is different here. Any fine for anything like this, and this includes unapproved building works as well as illegal letting, would come from the Ayuntamiento, and they have power to do almost anything ... including overturning one of their own prior judgements if need be.

Any judgement against a "complex" will be against the community of owners, which is a legal entity. It's no different therefore to issuing a fine against a company, and in the case of a community would be issued to the President.

Its amazing whos not Legal ie have the 50%+1 that includes the touristic licence holder in my complex ! but theres always a way to get round it so suprise suprise they have control over my apartment for the sake of 51% but have nothing to do with it at all. David

you right of course J...hence my "maybe not " comment ....

it is a strange to those of us not used to a different legal system

is it the Napolionic or Roman Code ????

Last year we had our on site dustbins denounced and removed we were threatened with a 6000 E fine if we failed to comply
