In light of some of our members coming over to rent a property, not knowing the practices here.
I thought this thread may help with what is expected when renting a property.
1. Most important...
A rental contract This
must be in Spanish to be legal here, so if necessary before you sign, take it to someone you trust to translate the contents for you.
You will need this to get other paperwork to stay in Tenerife, such registros, children into school, Empadronamiento from the town hall, NIE numbers etc.
2. A good question to ask in these hard times especially is where will my
deposit (usually 1 months rent) be held ? The reply
should be in a separate client account at the bank.

An inventory From my experience, it should detail
all contents of the property & their condition, the condition of the property decoration paintwork etc. be picky here, it will prtect you at the end if there is a dispute over anything.
Take pictures when you get the keys to move in you then also have photographic evidence if your deposit is witheld unfairly.
Your inventory should be given to you the day you move in, you must check it & add or comment on it anything that differs, after you have been there a week or so or the end of the tenancy will be too late, you signed it !!

4. Rent is normally paid monthly either by cash (get a receipt it is your only proof of payment) or into the owners bank account (again keep the receipt) or via bank transfer.

Charges This one is a fun subject
Some agents will make charges for letting a property, they call it an admin fee, a finders fee, commission, agents fees, owners fees, legal fees,contract fees whatever else. the charges can be as high or even more than a months rent. This is my opinion only here..... you should be paying no fees upfront, all an agent does is push print to get your contract & show the property. They earn their money by adding a little on to the rent each month, so they earn their money that way.
Ask what fees are involved before proceeding then make your decision if you like the property enough to pay them.
6.
Bills Some properties include the bills, sometimes up to a certain amount say €50 for water & electric anything over this the tenant pays, some do not include bills. Clarify at the start of the viewing which it is. make sure it is in your rental contract too.
7. Make sure
pets are allowed on the complex where you are planning to live, some have very peculiar rules regarding this.
8. Go back to the property or at least the area on your own at differing times to check noise out, during the day it maybe quiet, at night it could be different.
